Date, exact time of birth and place — the time to the minute is what makes the chart usable.
Astrology · Personal Astrology
Property Astrology reads the fourth house, its lord, Mars, and the running dasha for what the chart indicates about property matters and the timing of them. Where a specific property is involved, a vastu assessment answers a different set of questions and is worth taking alongside.

How it works
Date, exact time of birth and place — the time to the minute is what makes the chart usable.
Your Janma Kundali, divisional charts, running dasha and current gochara are read together.
A written answer to the question you asked, with the placements it rests on stated plainly.
A call with the astrologer to go over the reading and the remedies, if you want one.
Guide
It is asked for before buying, selling or building, or where a property matter has been unresolved for a long time.
Astrologers differ on method — ayanamsa, dasha system and house division are all matters on which respected traditions disagree. A reading states which conventions it follows, and describes tendency and timing rather than settling a decision for you.

Sources
The first list is what published practice describes consistently. The second is where schools, regions and sampradayams legitimately differ — and where the astrologer’s own tradition decides the answer rather than a general rule.
In plain terms
Property Astrology reads the fourth bhava for immovable property and the settled place, with Mars as its karaka and the Chaturthamsa — the fourth divisional chart — opened for the question, and the eleventh and twelfth for what a property gains and what it costs. It indicates whether the chart supports holding property and which periods support a purchase, a sale or the settling of a dispute. Where a specific building is in question, vastu answers a different set of questions from a floor plan, and the two readings are not substitutes for each other.

Related consultations
This page reads your chart for property in general. The moment there is a particular building or plot in front of you, most of the questions move to vastu, and the timing of the transaction moves to a muhurtham.
Orientation, the entrance, the rooms, the plot — a vastu assessment reads the building, not the chart, and answers what the chart cannot.
Home Vastu →Shape, slope, direction and what surrounds it. Read from the site, and read before anything is designed.
Land / Plot Vastu →The purchase is agreed and what is wanted is the day to sign. A muhurtham, cast forward from the panchangam for the place of registration.
Property Registration Muhurtham →The gruha pravesham — likewise a muhurtham, and the one families most often ask for alongside this reading.
Gruha Pravesham →The loan, the return and the outlay are the second, eleventh and sixth, read as a finance question.
Finance Astrology →Where the property is inherited, shared or disputed between relatives, the family reading opens the second and fourth as a household question.

| Property Astrology (this page) | A vastu assessment | |
|---|---|---|
| What is read | Your chart — the fourth bhava, Mars, the D-4, the dasha. | The building or plot — its orientation, entrance, rooms and surroundings. |
| What it answers | Whether the chart supports holding property, and when the periods support a transaction. | Whether this particular building sits well, and what could be changed. |
| Whether this is a good buy | No. The chart does not know the property. | No. Price, title and condition are not vastu either. |
| A dispute | What the running period indicates about obstruction and when it changes. | Nothing. A dispute is a legal matter. |
| What it needs from you | Your birth details. | A floor plan and the direction the entrance faces. |
The commonest confusion on this page. A property reading is about you; a vastu assessment is about the building. Families often need both, and neither one does the other's job.

Come prepared
A property reading is easy to over-read on the specific building, which the chart does not know. These keep it to what the fourth house and the period actually say.
Suitability
A chart does not know the building. It cannot say whether a particular property is a good buy — price, title, locality and structural condition decide that, and none of them is in a birth chart. It indicates whether a life inclines to holding property and which periods support a transaction, and it stops there. For the building, ask for vastu; for the money, a financial adviser; for a dispute, a lawyer. The chart is one voice among those, not a substitute for any of them.
Before you book
Do not act on a reading alone where a decision also needs professional advice — medical, legal or financial. A consultation is one input, and it is offered as one.

Common questions
They answer different questions. This reads your chart for what it indicates about property matters and their timing. A vastu assessment reads a specific plot or plan for direction, proportion and placement. If you have already identified a property, vastu is usually the more directly useful of the two, and many people take both.
No. Price, title, locality and structural condition decide that, and none of them is in a birth chart. What the reading covers is what your chart indicates about property matters generally and which periods support a transaction.
It can say what the running dasha and the transits over the fourth and sixth houses indicate about the period. That is not legal advice and it will not resolve a title question, which needs a lawyer.
Say so rather than estimating. The lagna moves through a full sign in roughly two hours and every divisional chart is computed from the same degrees, so a guessed time propagates an error through the whole reading. Where the time is genuinely unknown the standard approach is rectification — narrowing it by testing candidate lagnas against events that have already happened.
