Should I take this or a vastu consultation?
They answer different questions. This reads your chart for what it indicates about property matters and their timing. A vastu assessment reads a specific plot or plan for direction, proportion and placement. If you have already identified a property, vastu is usually the more directly useful of the two, and many people take both.
Can it say whether a particular property is a good buy?
No. Price, title, locality and structural condition decide that, and none of them is in a birth chart. What the reading covers is what your chart indicates about property matters generally and which periods support a transaction.
A property dispute has dragged on for years. Does the chart explain it?
It can say what the running dasha and the transits over the fourth and sixth houses indicate about the period. That is not legal advice and it will not resolve a title question, which needs a lawyer.
What if I do not know my exact birth time?
Say so rather than estimating. The lagna moves through a full sign in roughly two hours and every divisional chart is computed from the same degrees, so a guessed time propagates an error through the whole reading. Where the time is genuinely unknown the standard approach is rectification — narrowing it by testing candidate lagnas against events that have already happened.
